QUESTIONS REGARDING BID NOTICE
1) We would like to have all information on the property environmental, zoning, land title, physical condition (he witnessed the condition), utility service and any other information you would have for this property.
2) We would like to see the pre renovation asbestos survey on the property. We want to make sure we are submitting our bid with all documents you may require from us.
3) Would this need to be a cash/ check offer or a financed amount would be acceptable?
4) Can we please see a copy of the binding agreement with the Town? I just want to get all the answers possible.
ANSWERS TO QUESTIONS REGARDING BID NOTICE:
There is no specific form that needs to be completed to bid on the property. A letter signed by an authorized officer of J. Shoffner General Contractor, Inc. offering to purchase the property would be sufficient. The letter must include a minimum purchase price of at least $38,600.00. In addition to the letter, the bidder must submit a cashier’s check or certified check payable to the Town in the amount of 5% of the amount of the bid. The bidder is responsible for submitting three (3) paper copies of their bid. There is nothing in the legal notice that prohibits a bidder from financing the purchase of the property provided that final financing approval has been previously obtained from the lender. The Town will not accept bids that are contingent upon final lender approval.
The property located at 106 Ridge Street is currently zoned R-2 Single-Family Residential District pursuant to the Town’s official zoning map. The Town has not yet obtained title work on the property. Any interested bidders are encouraged to pull title work before submitting a bid. Bidders are also encouraged to obtain any additional information regarding environmental, zoning, land title, physical condition, utility service and other site and neighborhood features and circumstances that may affect the property. The property is being sold “as is” “where is” with no representations or warranties whatsoever. Attached to this email is are copies of the Pre-Renovation Asbestos Survey and Mold Survey prepared by Amereco Engineering. In addition, I am also attaching a draft of the real estate purchase agreement for the property. I would anticipate that the final agreement will be substantially similar to the attached agreement.
